Welcome: I am not a realtor and this site is for the rental of my two privately owned vacation condos at Forest Glen Country Club in Naples, Florida. You will not be disappointed and will be pleasantly surprised at what I have to offer for your vacation holiday dollar. Renting direct will save you money and you will find many extras. I look forward to your stay!
General Information: Both condo units are privately owned and are newly constructed and furnished. Kitchens come stocked with cookware and dinnerware. Beds have mattress pads, blankets and pillows. Since reservations are made by Internet, fax and phone, it is important for you to communicate any special needs you may have. A starter supply of paper products is provided.
- Review the information on this website.
- Determine from the on-line availability calendar that the time you are interested in is available.
- Print the Rental Agreement from this website.
- Complete the Rental Agreement and initial each page as your acceptance. Sign and date the last page.
- Fax the rental agreement to me at (312) 663-3161.
- Send your 30% deposit (or entire rental fee, if due) to me at 1717 S. Prairie Avenue #1606, Chicago, IL 60616. I will continue to actively market the property for rent until the deposit is received. Upon my receipt of your deposit, your rental agreement contract will be bound.
- If for some reason the condo has already been rented to another party when I receive your deposit check, it will be returned to you promptly.
- Upon receipt of your deposit check, I will send you a confirmation e-mail.
- Send me the balance due, which includes the security deposits, 30 days prior to your scheduled arrival date. I do not send reminders, so please mark your calendar.
- Upon receipt of final balances and the security deposit, I will mail you the condo keys and a letter containing specific condo information, including the address, unit #, and phone number.
- Enjoy your stay!
- Upon departure by 10:00 AM, complete the condo departure duties as listed on this website.
- Lock the door to the unit.
- After your departure, my local caretaker will check the unit upon your departure for proper cleaning and inform me of any missing or damaged items.
- Upon your departure, return the set of keys (that were originally sent to you) to me through the mail in the self-addressed postage pre-paid envelope provided. A United States postal box is located outside of each condo unit near the tenant postal boxes. Please make sure you leave the extra set of keys locked inside of the unit on the counter along with the garage and gate opener.
- I will mail the security deposit back to you by US Mail.
Terms of Payment: You may make your initial payment by personal check, credit card, or PayPal. Please do not send cash through the mail. For reservations made less than (30) thirty days prior to check-in, payment of all monies is immediately due. Payment is made to Leonard Szwajkowski, 1717 S. Prairie Avenue #1606, Chicago, IL 60616. You may also wire transfer funds. Please e-mail me for the specific account number. Your check or wire documentation will act as your receipt.
Payment: Final payment, including security depositi and any other applicable fees is due in full (30) thirty days prior to your check-in date. Since the vacation condo homes are not in a hotel, you will be charged for entire length of stay reserved and will not be refunded for checking in late and/or checking out early. Sorry, refunds cannot be made due to inclement weather.
Recent Reservations: If you are making a reservation less than 30 days prior to check-in, be prepared to pay the entire balance when making the reservation. If this is within 30 days, it is a good idea to send your check by next day mail.
Condo Association Approval: The Forest Glen Condo Association requires a rental approval. The fee for the association approval is $50 USD and must be submitted to the Owners Association prior to arrival. I will complete all of the necessary paperwork and remit the approval fee to the association for you. A PDF version of the approval form is on our Forms page.
Golf Transfer Fee: The fee to transfer the golf membership is $ 106 USD and must be submitted to the Country Club prior to arrival. I will complete all of the necessary paperwork and remit the approval fee to the Country Club. A PDF version of the transfer form is on our Forms page.
Cancellation: In the unfortunate event that you have to cancel your reservation, please do so in writing. I will immediately put the condo back on the market for rent. If I successfully rent it, I will refund you your money less a 10% cancellation fee. If I am unable to rent the property, your payment will be forfeited unless you are paid in full, in which case the security deposit will be refunded to you. Confirmed reservations are not transferable to another party without my knowledge and approval.
Security, Damage, and Clleaning Deposit: Both condo units require a security deposit of $300. It is due as part of your final payment 30 days before the rental timeframe begins. This protects the units from abnormal wear, tear, and damage. Your security deposit will be held against any damage during your occupancy. I ask all guests to report any damages they see upon arrival so that they are not held liable for such. You can contact me on my cell phone at (773) 405-6112.
The units are carefully checked after each departure and any damages are recorded. Any damage reported will be deducted from your security deposit. Security deposits are returned by mail within 30 days after departure. In the event extra charges exceed $300, all extra charges will be mailed to the guest. Any disputed charges are to be submitted in writing. You are responsible for the final cleaning of the unit.
Damages: If you damage anything in the unit, please notify me of the matter. Do not wait until departure. In general, leave the property the way you found it. While I realize that accidents do occur, there is a replacement or repair cost to me.
Guests: Occasional overnight guests are permitted. An occasional overnight guest is one who does not stay more than five nights in any calendar month. Occupancy of the unit should not exceed six total people.
Linens: Both condo units are equipped with pillows, mattress pads, some blankets, sheets, towels, pillowcases, washcloths and kitchen towels. Please bring your own if you prefer. Bed sizes are listed on the website. A double set of linens are in each unit.
Check-In: Check-in time is after 3:00 PM. You may go straight to the condo.
Upon Arrival: Please check your unit upon arrival. Every effort is made to see that the condo is undamaged before your arrival. If this is not the case, please report any discrepancies to me on my cell phone (773) 405-6112.
Check-Out: I am sorry you have to leave at all, but checkout time is by 10:00 AM. No late checkouts unless pre-arranged. If you choose to checkout before your scheduled departure date, please call me at (773) 405-6112 and leave a courtesy message.
Departure Duties: Generally, leave your unit clean and in the same order as your arrival.
- Wash all dishes, cookware, utensils, etc.; empty dishwasher and return all items to their proper place.
- Clean and remove all food from refrigerator.
- Return all furniture to original location.
- Put all trash in plastic bags and place in outside trash container.
- Remove all food from refrigerator.
- Check closets, dresser drawers, and under beds for personal belongings.
- Clean dryer lint filter.
- Turn off all lights, set air conditioning thermostat and humidistat as indicated on the control unit.
- Do all laundry - fold towels and bed linens.
- Strip beds and leave in laundry room.
- Make sure all ceiling fans are turned off.
- Close blinds and lock all windows and doors, including garage door.
- Replace consumables that you have have used - toilet paper, paper towels, soap, etc.
- Leave both bathrooms and kitchen clean.
- Lock extra set of keys inside of unit along with garage door opener.
- Mail keys back to me that I originally mailed to you.
- Leave all lights, televisions and appliances off. Refrigerator is to be left on.
- It is your responsibility to leave the condo clean. You will be charged if excessive cleaning is required.
Maid Service - Optional: Available upon request for an additional cost. Service must be arranged for in advance.
Trash/Recycling: Please dispose of all your trash in the trash containers located in the garage. Garbage collection for Forest Glen is on Monday and Thursday. Containers can only be put out after 6:00 pm on the day prior.
No Smoking: Both condo units are designated as No Smoking. I ask that you respect this in consideration of others and myself.
Pets: Although I love my pet too, pets are not allowed in either condo unit without permission. If a pet is found on the premises, without permission, you will be asked to vacate the premises for breach of rental / lease contract without a refund. This includes pets belonging to anyone visiting you during your stay.
Furnishing/Equipment: Both units are privately owned by me and are fully equipped with air conditioning, television with cable, washer and dryer, dishwasher, electric range, refrigerator and microwave. They are furnished with basic housekeeping accessories, dishes, cookware, glasses, toaster, coffee maker, flatware, iron and ironing board and other small appliances. You will need to bring all paper products including coffee filters, soap, staples and personal items. I am not able to add or change existing equipment in a unit. Either unit is available for viewing when not occupied, please ask. Every effort has been made to assure accurate descriptions. Rates, descriptions and availability are subject to change without notice.
Housekeeping: I ask my guests to prepare the unit for departure by following the departure duties checklist provided on this website. Unit is equipped with a vacuum, broom and mop.
Utilities: Electric is included up to $ 125 USD / month. Basic cable, trash, water and basic telephone are included. See telephone section for long distance information.
Water and Water Shut-Off Valves: Depending on the time of the year, for safety reasons, the water shut-off may be activated inside of the unit. The water supply shut-off is located outside of the building in the vegetation area underneath the den window. Unless otherwise instructed, you are not required to turn the water valve off.
Washer and Dryer: Full size washer and dryer units are located inside of each condo unit. Instruction booklets are located near the unit in the cabinet. Supplies are your responsibility.
Lanai: When departing the unit, please make sure the lights and ceiling fans in the lanai are off. I ask that you verify this as it may be hard to tell during the day. If the light is left on for an extended amount of time, insects may be attracted to it and make their way through the screen. In addition, please be careful not to push anything into the screened area. Screen repairs are expensive.
Holiday Season: Unit is not decorated for the holiday season. If you choose to decorate, only artificial decorations are permitted. Decorations are not to be left inside of the unit. No holes are to be made in walls, etc.
Air Conditioning: Please keep all doors and windows closed when running air conditioning. Failure to do so may result in malfunction and the loss of unit for several hours. Electric is included up to $125/month.
Maintenance: I do everything possible to keep all equipment in good working order and since the units are new this should not be an issue. However, just like your own home, it is impossible to guarantee that all appliances, hot water heaters, etc. will be in working order 100% of the time. I do guarantee to correct all deficiencies as soon as possible during normal business hours. Non-emergency maintenance will be handled the next day. You should take reasonable action to secure the problem. Checkout time is not the time to let me know about a problem, as I no longer have an opportunity to rectify the situation or prepare for my next guest. Authorized repairmen have the legal right to enter the property as required to accomplish repairs.
Extended Stays: Both condo units are available for long extended stays of 180 days or more. Special discounted rates and details are available upon request. Depending on preference, utilities may be directly billed or built into the monthly rent for rentals over 180 days.
Next Year's Reservations: I strive to have you return year after year. Advance reservations will be accepted for the following year. Current guests have priority for the same condo for the same month(s) / week(s) the following year. However, you must give me some type of tentative indication halfway through your stay.
If the condo unit isn't re-booked by this year's guest, then I will begin to reserve new guests for the same period next year, on a first come first serve basis. It is understood that the rental rate is subject to change. Three month continuous rentals are given priority over all others.
Mail Service: Because of the seasonality of usage at the condo unit, US Postal mail service is on hold. If you require mail service, please let me know and I will contact the US Post Office in Naples, Florida. UPS and Fed-X, however, will deliver if you supply them with the complete address to your unit. The zip code to Forest Glen is 34114.
Telephone / Internet: Both condo units are equipped with telephones for your convenience. All local calls are free of charge. The units have a block on the phone for direct dialed long distance calls. You are encouraged to use a long distance calling card or credit card. Any long distance telephone charges that are billed will be deducted from your security deposit. The phone number to your unit will be provided to you. Please leave this with friends and family in case of an emergency. Both units have automatic answering devices for your convenience. In order to use Internet service, your Internet provider must have local Naples area access numbers. Please check with your Internet provider prior to leaving home.
Area Code: The area code for Naples is (239)
Keys: You will receive one set of keys by U.S. mail or other agreed upon method. An extra set will be available inside of the unit on the kitchen counter. If you are locked out of your unit, please contact one of the caretakers located in the informational binder. If you do not have any success in locating one of the contacts, please call my cell phone at (773) 405-6112. Lost keys will incur a replacement fee.
Left Items: I am not responsible for any personal items left in the units. I will try to locate the items for you and, if requested, items will be shipped back to you at your expense.
Parking: Please observe vehicle-parking limits - limit is two vehicles per unit. Recreational vehicles are not allowed to be parked overnight in the lot. Both condo units have a detached garage. A garage door opener is supplied for each unit and is to be left on the kitchen counter when departing. Upon entry to Forest Glen, the gatehouse will issue you a parking permit for the duration of your stay. Please display the parking permit on the inside front driver side windshield.
Television, Stereo & VCR Player: TV service is provided as basic cable. If television or VCR/DVD wiring is changed to facilitate use of games etc., it must be returned to the same condition as when received. Both condo units are equipped with an "in-house" stereo system.
Groups and House Parties: I rent only to families, married couples and responsible adults over the age of 25. I do not rent to house parties and/or groups including but not limited to fraternity, high school graduation, spring breakers, or other non-family groups to be determined at my sole discretion. Any violation will result in termination without refund.
Occupancy: The occupancy limit of each condo unit is 5 people. Children are counted in the occupancy unless they are under the age of two and normally sleep in a crib. Misrepresentation may result in renters being asked to vacate the property without a refund.
Special Reminders: All state, county and Forest Glen condo association ordinances should be observed. Forest Glen rules are posted in each condo unit in a special binder. Special or seasonal rules will be clearly posted on the premises by the association.
Smoke Detectors/Fire Control: For your protection, smoke detectors are installed in each condo unit. Please test all smoke detectors upon arrival and promptly report any malfunction. A fire extinguisher is located directly outside of the main entrance to each unit. The extinguishers are maintained by the association for everyones protection. In addition, each building has a fire sprinkler system and is monitored by the county fire department for safety. Call "911" in an emergency.
Insects: Both condo units are sprayed regularly by a professional pest control company. You may be asked to allow access to the unit depending on association scheduling.
Grills: The use of charcoal and gas grills of any type are not allowed nor are they to be stored on lanai or in unit. Grills may be used out in the parking lot on a concrete surface. This is a state fire code ordinance.
Equipment Rental: Local rental companies are available for your use. You can search for rental companies by using the Internet based service "switchboard.com".
Pool Rules: Please review the rules posted by each pool. In addition, a set of rules is available in each condo unit in the special binder. Generally, the pool rules are for your safety and well being.
Association rules require children under the age of 13 years old to be accompanied by a guardian in the pool area. Special risks may be involved in using the pools and Tenant assumes all responsibility for himself and guests for the consequences of those risks. Tenant agrees to waive any claim whatsoever against owner for accidents or claims arising from use of the pool.
Gatehouse: The gatehouse is manned 24 hours per day.
Gate Entrance Card: You will be given a gate card to open the gate yourself upon entry. The gatecard entrance is located to the right side of the "manned" entrance. Place the card on the metal pad as indicated. You are responsible for the return of the card with the set of keys.
Condo Association Rules: Forest Glen is home to many full time residents and they will appreciate it if you, your family and guests will treat the complex like your own home. No towels, clothing or linens should be hung outside the unit.
Hurricaines: In the unfortunate event that a hurricane should threaten Naples, Florida, it is important that you follow the instructions given by local authorities. Your money, on a pro-rated basis, will be refunded if there is a mandatory evacuation.
Typos: Although every effort has been made for accuracy, an error may occur on this website. All descriptions and rates are subject to correction or change without notice.
Exceptions: Any exceptions to any policy must be in writing and agreed to by me beforehand.
Disclosures: I will not be responsible for any accidents occurring on or because of rental property. Your deposit and rental agreement is binding under Florida Real Estate laws. Transfer of reservations is not allowed. Tenant shall not have the right or authority to encumber the Premises or permit a lien to be placed on the property.
